The Campo Quarterly

July 2023

Despite higher interest rates and a difficult lending environment, the Campo team was blessed with a robust 2nd quarter as evidenced in the projects below.

Our Clients and Partners continue to have a high interest in developing large-scale historic hotels in urban centers because of the tremendous benefits of "Monetized Historic Tax Credits."

Thanks to all of our dedicated staff for making these projects successful!

Project Updates

Now Open | Trilogy Hotel Montgomery, Autograph Collection | Montgomery, AL

The highly anticipated renovation of the Water Works & Sanitary Board building and the Murphy House at 108 Coosa Street in Montgomery, Alabama by Ascent Hospitality is now open. The combination of the three separate buildings connected by party walls and bridges creates a unique and interesting architectural design. The two existing 4-story masonry clad wood-framed structures have a historic charm, while the addition of a rooftop to these brick buildings adds a modern touch all while beautifully preserving the neo-classical 2-story home. The inclusion of guestrooms on multiple levels and balcony suites on the rooftop provides a variety of accommodations for guests to choose from. The full-service restaurant, rooftop bar, and Starbucks café are sure to enhance the overall guest experience. Additionally, the 1,000 SF fitness room and meeting rooms are great additions that cater to both leisure and business travelers.

In-Progress | Downtown Strategic Plan Phase 3 | Monroe, LA
The Campo Team has been busy coordinating and developing Phase 3 of the Downtown Monroe Strategic Plan. Emphasizing the significance of having a clear and comprehensive roadmap for the revitalization process, Mayor Friday Ellis describes it best as creating a "box top to the puzzle." Having a well-defined plan is crucial to ensure that all the pieces of the revitalization effort fit together cohesively. That's why the Downtown Economic Development District, the City of Monroe, and Campo are committed to working together to coordinate projects and development efforts to bring them to life.
Slated for Construction | AC Hotel | New Orleans, LA
This conveniently located mid-rise convention center AC Hotel  project by Wealth Hospitality will consist of 173 rooms spanning six floors with over 133,767 SF. Some amenities included on the 1st floor are a hotel lobby, hotel lounge, breakfast, bar, and 5,000 SF of tenant space. The 2nd floor will include 7 meeting rooms, 3 media salons, 3 board rooms and an exterior courtyard. With its amenities and close proximity to the convention center, this property is sure to be an exciting addition to the Warehouse District all while adhering to the strict guidelines set forth by the Architectural Review Committee and the Historic District Landmark Commission.
Slated for Construction | Residence Inn & SpringHill Suites | St. Louis, MO
After navigating through an arduous approval process, Campo was awarded $19.1 million in state historic tax credits and $15 million in federal historic tax credits totaling $34.1 million, which will inure to the benefit of a dual-branded hotel by Marriott located in Downtown St. Louis. With the successful allocation of state and federal historic tax credits, the former Chemical Building's transformation will not only preserve its historical significance but also contribute to the revitalization and economic growth of Downtown St. Louis. John T. Campo, Jr. and Jacob Campo, Campo's Director of Real Estate Services, lead the real estate development team for this project.
Accomplishments
AIA New Orleans | Gold Honor Award
The Kessler Collection's JW Marriott Savannah Power Plant was recognized by the AIA New Orleans and was presented the Gold Honor Award for historic preservation, restoration, and adaptive reuse. This award highlights the efforts made to preserve and restore the historic power plant while creatively adapting it for a new purpose as a JW Marriott hotel. This adaptive reuse not only honors the building's heritage but also contributes to the revitalization of the surrounding community and promotes sustainable development. We are proud to have been the Architect of Record and Historic Tax Credit consultant for this project and celebrate its continued success!
Campo Happenings
Campo Day of Service
This past May, the Campo team took to the outdoors for a day's work. We had a great day of service partnering with Bastion Community of Resilience and The Nola Tree Project to create and improve existing gardens. While our team enjoyed the fellowship and team building, we enjoyed getting to know the dedicated members of both organizations that help build a community that assists in the rehabilitation and reintegration of our veterans.
HD expo + conference
Members of the Campo Interior Design team headed to Las Vegas for the Hospitality Design expo + conference held in May. This event sparked fresh ideas and encouraged out-of-the-box thinking, leading to more innovative and captivating designs for our clients. They returned motivated, inspired and ready to harness that energy and channel it into our ongoing and upcoming projects.
